Project Engineer / Reserve Specialist

Job Overview: We are seeking a highly qualified and detail-oriented Reserve Specialist to join our team of Geotechnical Engineers. As a Reserve Specialist, you will play a crucial role in providing comprehensive Structural Integrity Reserve Studies, Traditional Reserve Studies, and Milestone Reports (“reserve studies”) for communities, ensuring that property owners and management have a clear understanding of the long-term financial obligations related to property maintenance and capital expenditures. The ideal candidate will possess a strong background in financial analysis, construction knowledge, and excellent communication skills to effectively collaborate with community stakeholders.

Responsibilities:

  1. Conduct Reserve Studies:
    • Perform on-site inspections and assessments of community properties to evaluate the condition of common elements and systems.
    • Utilize financial modeling and analysis tools to project future repair and replacement costs based on industry standards and community-specific needs.
  2. Data Collection and Analysis:
    • Collect and analyze relevant data, including historical maintenance records, construction documents, and current property condition assessments, specifically including building envelopes.
    • Collaborate with engineering and construction professionals to gather insights into the lifespan and maintenance requirements of various components.
    • Perform water testing and leak investigation on existing buildings.
  3. Financial Forecasting:
    • Develop detailed financial forecasts outlining future repair and replacement costs over specified timeframes.
    • Present findings in a clear and comprehensible manner, ensuring property owners and management have a realistic understanding of financial obligations.
  4. Report Generation:
    • Prepare comprehensive Reserve Study reports that include detailed cost estimates, funding plans, and recommendations for capital reserve contributions.
    • Clearly communicate findings and recommendations to clients, community associations, and other stakeholders.
  5. Client Collaboration:
    • Work closely with community associations, property managers, and board members to understand their unique needs and priorities.
    • Provide expert guidance on reserve fund planning and assist in developing long-term strategies for financial sustainability.
  6. Stay Informed on Industry Standards:
    • Keep abreast of industry trends, best practices, and changes in regulations related to reserve studies and community associations.
    • Continuously seek opportunities for professional development to enhance skills and knowledge.

Qualifications/Requirements:

  • 3 years of experience performing reserve studies.
  • Bachelor’s degree in engineering, construction management, or architecture a plus.
  • Professional Reserve Analyst designation from APRA a plus.
  • Reserve Specialist designation from CAI a plus.
  • Strong understanding of construction principles and building systems.
  • Excellent analytical and problem-solving skills.
  • Proficiency in Microsoft Office Suite.
  • Exceptional communication and presentation abilities.
  • Ability to work independently and collaboratively in a team environment.

Physical Requirements:

  • Must be able to perform physical activities that include frequent ascending/descending of stairs, ramps, ladders, and scaffolding; crawling, kneeling, crouching, stooping, pushing, pulling, lifting, carrying (minimum 30 pounds), and repeated walking and standing for an extended period.
  • Must be able to work comfortably from high locations, such as ladders, swing stages, scaffolding, roofs, and balconies.
